Also it'll be worth while talking to the student union about this. I've had bad agents a couple of times so know a few things about this from experience. Basically in the eyes of the law, if you can prove that they haven't kept their obligations as an agent, you don't have to keep up your obligations as a tenant and you can withhold rent. A mate of mine managed to only pay 2 months rent in a whole year with a parklane property because the door had a hole in it and the sofa was broken. until these problems were fixed (which it said in the contract these were parklane responsibility) he wasn't entitled to pay rent. This is a lesser known fact but if you say it to them they'll know you've probably had legal advice on the matter (that is if they know this legal loop hole themselves).

oh and with the legal action.No, in the end they did threaten me with legal action but nothing ever came of it. just empty threats. Shouldn't be to surprised when it takes them months to get anything sorted imagine how long it'd take them to get a legal case against you.

I think they'll be bluffing with you. It's up to you if you wanna take the risk but with a company like that I get the feeling they really doesn't want things to go to court. You'd just have to put a post up in uni or on a website like this and people will be more than willing to give testimonials of how bad they are.
