Hi, would you please help me with this?

Are parties to a lease free to contract with each other any terms they like? e.g. who takes responsibility for the roof, for the windows, repairs, different notice times other than required by law etc? Even to the extent that these terms contradict implied terms such as the Landlord & Tenant Act?
