Property Law assignment...very stressed...Please Help.

Hello everyone!

I am trying to answer two questions for my property law assignment. I have a week to do it and like always I am struggling to start it off. I would appreciate it if you guys could help with the areas of law I need to cover and any suggestions to start my answer off.

In 2006 “Paradise Lost Mansions” was sold and transferred for one million five hundred thousand pounds to six brothers and sisters, Quintus, Virgilia, Tamora, Lavinia, Aaron and Lucius. They contributed to the purchase in differing amounts, Quintus and Virgilia £3000,000 each, Tamora and Lavinia £250,000 each, Aaron £200,000 and Lucius £50,000. The conveyance of the estate stated that the six siblings were to hold as “beneficial joint tenants”. Lavinia is the youngest and aged 19 years. To assist with the purchase, their widowed father, Titus, gave his children £150,000 on their unanimous agreement he would be able to live in the house until his death.
In 2007 Quintus sent the other tenants a letter to signifying his wish to sell his interest the following year and spend the proceeds on a sailing boat. Quintus drowned the following evening whilst inspecting a prospective purchase after dispatching the letter by registered delivery.
Later in 2007 Virgilia married Saturnius and made a will leaving all her property to him. She gave a copy of the will to the surviving sisters.
In 2008 Tamora became addicted to gambling. In June 2007 she failed to pay a gambling debt and the casino commenced proceedings to have her declared bankrupt. However, before being declared bankrupt Tamora argued with Aaron over her gambling addiction and stabbed him to death.
In 2010 Virgilia and Lavinia were driving home in the same vehicle when they were involved in a fatal accident in which both died.
Now Lucius wishes to sell “Paradise Lost Mansions” to Mephistopheles, believing the house to be cursed, but his father Titus strenuously objects.

(a) Explain the legal and equitable ownership of the property, and whether Lucius is free to dispose of the estate.
(b) Mephistopheles has consulted you about his proposed purchase, what ought he to be aware of in respect of the conveyancing process as regards this estate?
