Hey guys, I've just got 3 weeks to go for my exams, could you please help me out with this problem question?

Q. Charlie owned a two-storey house in greater London. He resided on the ground floor, and rented the entire first floor to his friend, Hank, for £200 per week. Charlie fell in love with Irene in a whirlwind romance. One month later, she moved in with him. He told her repeatedly that the house now belonged to both of them. Three years later, she disappeared without a trace.

Charlie then discovered that Irene had registered a forged transfer of his fee simple estate to herself and granted a mortgage to the Gates Building Society to secure a loan of £400,000, which was advanced to her. Title to the house is now in Irene’s name, subject to a registered charge in favour of Gates. Gates has applied for an order for possession and sale of the house. Please advise Charlie?
