I live in a Unite property and I'm hating it.
I've heard terrible things about Unite - avoid them like the plague. I'm not sure about other private providers, but why do you want to go into private halls? They're vastly overpriced, and I think all the unis offer accommodation guarantees to first years (certainly UoM does).
There are loads (or there will be when the new listings start properly) on this website, which is endorsed by the different Manchester unis. Some (like mine) are as cheap as Man Uni's cheapest halls for much better facilities :wink: It doesn't have to be all Unite/Q3 etc

Do not use Homes4U either, they are just as bad as unite.

My neighbours are in a house by them and have had no issues at all and the rent's not that bad. I think it must vary?

Edit: wait, of course it does - Homes4U are just the agent, the landlords vary in each property. Unite deals with everything, unlike Homes4U. So, yeah... I'm too tired to explain this but it's not just Homes4U's fault if the accommodation is crap.

Also in Homes4U house shared with two friends - it's really nice, well maintained, landlord is good and everything works properly. I think it's like anything, you have to check places out and think about what looks good. Don't know much about Unite but Homes4U are not themselves awful or anything, it's down to the property and the landlord.
I'm currently in private halls (Mill Point) and I have to say, its fantastic.

Pretty much everyone there is fantastic, and the staff are decent. The rooms are also not too bad, and staff do resolve any maintenance problems pretty quickly. Definitely recommend this place (so much so that I'm staying there next year as well)

Hmm well I'm a fresher this year, but it seems ok for second years. There's a fair few second years who live here, although I suppose the social side could distract from studies.

I have no experience as I'm currently first year and in uni halls, but I'm currently looking at private halls for 2nd year. I was supposed to be living with some of my flatmates but that fell through, and although I still have an offer to live in a house in Fallowfield, I don't really think I know the people well enough to live with them, so I'm more inclined to chance halls again. I've done a fair bit of research online and by speaking to people, and the general consensus seems to be to avoid Unite even if you can afford it. MCR Students have a number of places but their website is terrible so I don't know too much about them. I went and viewed Cosmo on Grafton Street today and got some bad vibes. The flats were nice enough if you don't mind the pokiest bathroom you've ever seen, but the whole place seemed a bit dead (which is something I've heard a lot), their Internet was down (which it apparently often is), and they didn't seem very organised. I was more interested in the new Cosmo development on Denmark Road, but I was told they won't even have a show flat up for a few weeks, despite originally claiming they would in January. I dug around some old TSR threads too and found a lot of complaints regarding building works from people who moved into the Grafton Street accommodation when it was new, and I know the one on Denmark Road is being developed in phases, so I've been put off that entirely.

I probably sound like a big moaner by now, but I'm going to try get a viewing at Q3 this week, because I hear they get fully booked quite quickly. It looks really nice on the website, it's near campus, and is apparently quite sociable. In fact, I've only heard good things about it. It's about the same price as Cosmo too.
MCR Students' place on Grafton street was closed down because they apparently violated fire safety regulations. Everyone had to move. It's sorted now, but just a heads up that they cut corners last year and the unis no longer 'endorse' them as it were. This website: http://www.manchesterstudenthomes.com/ is a God send. The listings for private halls aren't all fully up yet but there are some great places on there.

Q3 is evil and noisy. I love next to Q3 and we hate them. Think screaming girls and guys throwing glass (which they stole from our recycling bins, the cheek! :p:)


I've heard people say that Q3 are the quietest halls to live in, so I have no idea what to believe now.
I lived in Ocean House last year, was great really, and that was with Homes4U, who were nothing but brilliant for me

I know some people who lived here last year, when it got closed down and all the complaints, and i live here now, and it must be said its improved a lot. I've had no major maintenance issues, aside from the handle to the bathroom door coming off and getting stuck in there, but the issue was fixed very promptly.

The rooms are nice, with 3 different sizes to choose from, but I really wouldnt recommend going for the cheapest, as it is TINY. I live in the middle sized room, it has ample space, a nice shape, and a double bed. The beds are also very comfy, the radiators provide a lot of heat, and having a door opening up onto the balcony lets in a lot of fresh air into your room.

However the kitchen gets VERY hot. There aren't any windows, and there is very little room for socialisation. But, it provides most things a kitchen should, with the exception of a kettle and toaster (we now have 3 kettles taking up the whole bench). The bathroom is basic with no storage space, but the shower is powerful and the room itself is fairly big.

The balcony doesn't have a great view, but is good for when its hot, and is absolutely necessary for its the only place in the whole flat you will get signal.

There are a lot of foreign students living here, who do tend to keep themselves to themselves, so its not the best place for socialising. However, being so close to uni is very helpful, and having a shop downstairs is also a major bonus.

The most prominent downfall of the place then is the price. At the moment for the middle room it is only £99 a week, which isn't too extortionate, but will be rising to £118 for 2012/2013. I personally think this is absurd as you are getting nothing extra for this money. If you can afford it go for it, but I definitely wouldn't pay £114 for the small room, SUCH a rip off.

The staff are generally quite nice and helpful, the maintenance men are lovely. Theres bin sotre and launderette on site, £2 for washing machine, £1 for tumble dryer, but these now work on a token basis which you have to collect from victoria point on hathersage road.

Overall, it's a nice place to live, simple but well equipped, but too overpriced for me to want to live here again next year.
