    land law - Statutory Annexation
    Can somebody explain Statutory Annexation to me please? I mean what are the requirements for Stat.annexation to apply in form of Section 78 of LPA and Contract Rights of 3rd parties Act? Thank You

    The benefit of a restrictive covenant will be annexed to the vendor's retained land under s78 if:
    -the covenant touches and concerns the vendor's retained land (Federated Homes)
    -the conveyance defines the land to be benefited such that it is easily ascertainable (Crest Nicholson)
    -no contrary intention is manifested in the conveyance (Crest Nicholson)
