Lease problem question help

In the question there is:

- an absolute covenant against assigning in a 10 year lease of a studio.
- a covenant against altering the premises
- a forfeiture clause.

The first tenant, Stella, assigned anyway with Samantha's (landlord) consent to Rick. All fine so far. However, Rick let Jamie start sharing the premises. Rick then said he couldn't afford to pay for premises so asked Jamie to pay Samantha the rent and left on an "extended" trip to Thailand. Jamie then altered the premises by knocking out a wall to let in more light.

My question: I know that Rick is liable for Jamie's breach of covenant, but what can Samantha (landlord) do to get rid of Jamie? I assume because he was not assigned the lease forfeiture does not apply to him?
