Renting advice needed!

    myself and two friends are looking to rent an apartment, however, when we enquired for a viewing we were told that although it is a 3 bedroom apartment the landlord doesn't have the license required to let to 3 people (or something to that effect) so it is only available for two people. My question is what are the legal implications of signing only two of our names on the contract and then all three of us moving in?

    You would be breaking any evential tenancy agreement as the LL has specifically told you it is for two people. Read the T agreement before signing and I bet there is something in there either limiting or requiing LLs permission for additional tenants. LL might be keen on 3 renst instead of 2, so he signt going tp pass that up without good reason. Whether he really does need a licence or not, their property and their choice who to rent to.

    bad idea, you're probably breaking your contract which could cause you a lot of problems... you're also only leaving two of you liable for rent, which means if the third person drops out, runs out of money, damages something etc the two of you on the contract will have to pay for them, you might not think it can happen but stuff goes wrong and it might be something innocent that they can't afford to fix
