    Any one got any ideas?*

    Depends on what the area is like:
    Is there any positive redevelopment going on in the area?;
    Is the underground part of sought after transport links for professionals?;
    How much noise nuisance is experienced within the property by the underground? Is it a low hum or bone rattling disruption?

    depends on the area. if the area is **** like hackney or hounslow then it'll affect it not a lot as someone isn't gunna be more willing to move there.
