I think they mean the total area is 12 metres so it would be ROOT12 metres for the length and width ?

I think it's 12 metres squared and not 12m by 12m haha. Its going to be about 3x4m instead, so it'll be a small to average sized room.
For a toilet, yes it's big.
Seriously it depends what use you have and its configuration.
It could be 12m x 1m in which case it's a corridor!
Or it could be a nice rectangular room. 4x3 for a bedroom is quite good

this is for a room so I'm guessing it would be the rectangular shape and oh ok thanks - hopefully it is a reasonable size x
