How much do you typically tip your landlord?

I've been tipping my landlord 15% per month since my tenancy began, however I've read that this is a little dated and nowadays it is customary to be tipping 20%-25%.

The idea is stupid and has implications under the Housing Act.

What if you can no longer afford a tip the next month?

What if the property you rent is managed by a lettings agency? Would you still tip then?

People in the UK don't tip their landlords.

What kind of property do you live in and what on earth possessed you to agree to something like this?
