I thought that you wanted to know what type of right a covenant over land is, and how it is protected in unregistered and registered title. Apologies if I have not understood correctly. Perhaps you could expand a little to help contributors (and maybe be a little less abrasive to people who respond to encourage others to contribute)?

This is the part I don't think makes sense
'What type of interest in land is a covenant able to create'.

A covenant is an equitable proprietary interest in land. It is protected as a D(ii) or notice. That's all I have I'm afraid.
