Bellvue Houses

What are they like to live in and what are the prices like? The website isn't very informative!

Do they have houses close to campus?

Any stories or experiences about them would be good

Im living in one this year.

Ours was newly renovated earlier in the year and its a nice enough house. We've got a 5 bedroom, must admit some things about the house are a bit bizarre, just the way its been laid out etc.

If i remember correctly we pay around £60 a week (excluding gas/electric). We pay the rent 3 times a year so it co-insides with loan time. The gas is on a meter (which when split between 5 doesnt cost us a whole lot each).

Id say we're about 5-10mins walk from the majority of uni. Obviously it depends on where the house is because Bellvue have quite a few.
They are nice place to live, and alot nicer than some houses around the place, but they are newly renovated so are expected to be. We did have a few problems with them at first regarding moving in etc but since then its been fine, we've not really had to be in contact with the landlord or anything.

I think you can go visit a showhouse type of thing, or at least we had the option to last year but i would try get in there early. We joined a list for a new house and signed our contract around the end of Jan last year, they did seem rather in demand.

I don't trust them. Mainly because I know a few people who have been screwed over. They've signed the contract thinking they're getting something thats like the show home, then end up in a scanky place. Some get lucky though.

Hello - we have had a few houses that were still the old style - but from 2015 onwards all the houses have been refurbished to a new modern speck.

Bellevue have been just awful. I heard negative things before I moved in last year but thought I'd give them a try anyway. I took over a contract from a girl who agreed her £150 deposit would be given to me (as part of a bribe for me to take over her contract so she could move home). Bellevue wrote it on my contract that that had been agreed to. When I moved in, the blinds were faulty and kept coming down. Stupidly, I didn't report this and I am now being charged £60 to replace them. They haven't done a full inspection yet so I am expecting to be charged £100 for the spec of dust I missed on the floor...I haven't had the deposit back, instead, they are giving the money to the girl I took the contract over from. I'm absolutely livid. Just to top it off, the male worker there is extremely unprofessional. He commented on my boyfriend and asked if I was still with him. I answered "no" to save myself from being judged. He then said "good I'm glad to hear it" as if he had the right to comment on my personal life. He was laughing at it when I clearly indicated that I wasn't comfortable with him speaking of such things. He has just told me that the other girl will be getting the deposit as nothing was signed by her. It was a verbal agreement between Shelley and the girl. He said if that was agreed then they would have had to get her to sign something. This means, with them being incapable of doing their job properly, I am losing out on money. On top of that, they are giving the full deposit back to the girl and I'm supposedly paying the extra money for the 'damages'. I have now put a block on them taking money or of my account. They didn't even ask my permission to take money out of my account, they were just informing me they were going to. My room was ridiculously expensive, a box room. It absolutely stank!! I found it hard to sleep at first because of the smell. Bellevue pester you constantly for money. Even though i paid months in advance and said I could pay monthly, they wanted it all paying at once and wouldn't leave me alone until they got every penny. They were always coming round and sending other people round for things. It didn't feel like a home. I was very aware that it was not my home. The Internet was awful. So slow and that was only when you could actually connect. Shelley was pleasant enough but the male (whatever his name is) is a total twit. I get the impression he tries to come across as smarter than he actually is. He is cocky and unprofessional. Just because we are students does not mean that he is our superior. We go to university to get good jobs. We aren't children. I hope this has given you an insight of what it would be like to sign up with Bellevue.

I have a room in a bellvue house that I need someone to take as i am leaving Keele. There have been no problems with the landlord for us and the house is exactly like the show room. Th only reason I do not want to live there is because I am transferring uni so if anyone is interested please rely

Kim that is a very miscontrued account of what actually happened!
If you were not happy with the room and how much you were going to pay for the room, why did you agree to sign for the room? No-one was forcing you to sign anything. You are able to say NO!
The 'male worker' wasn't unprofessional at all when asking if you were still with your boyfriend. He was asking as a concerned landlord who knew that you had a violent boyfriend who smashed up the house that he owns! He was only asking out of concern for your welfare!
You have also conveniently left out the biggest event that happened whilst you were staying in the house which was that your boyfriend smashed up the house one night at 4.30am which concluded with me having to phone the police about him because he wouldn't leave us alone! 4 girls have no chance of being able to protect themselves from a drunk fully grown 6 foot tall man. Then you had the audacity to shout at myself and my best friends who were trying to protect ourselves and YOU! So why are you complaining about Bellvue?! (By the way it's spelt BELLVUE!) Good luck for the future!

Hello, I would like to share my experience during the time I stayed with Bellvue in 2014-2015. I lived with a bunch of mates i met through year one and overall we had an amazing time together in final year. However there were some problems that happened even in these happy events. The summer retainer fee was agreed by the agent that it is refundable however this issue was turned away as there was no evidence to prove he said it. So please record it down if an agent does give you this quote, but usually summer retainers aren't refunded unless they say its refundable, just be careful.

I was the first to move in, only saw photos on their website, and it turns out the place is smaller than it looks online. The house keeper organised cleaners to come in upon my arrival, got me registered for my room. He showed me photos of damaged furnitures in communal areas and reassuring we won't be charged for it. I thought ok, great! I guess he's recorded everything down. Got to my room, noticed that the table had coffee stains and chipped wood. Guess the house keeper recorded that too so no need to mention to him about it. So by the end of the contract i was emailed stating the cost of damages and i was charged £25 for repainting the table and £30 for repainting the walls. By then I got vexxed and got in touch via email and they stated none of this damage was recorded by the house keeper and asked why didnt i report it in the first place. About the wall, i got nowhere near there as it was above the tv, and i slept facing the tv. So my guess is that someone living there before must have gotten away with the damage, or Bellvue charged them and never fixed the damages leaving me to deal with it. Quite a good way to earn that extra money. Its such a scam! A day later after the hassle, another person gave me a phone call saying I dont have to pay for the table but for the wall, nothing can be done. Communal areas were quite trashed so it was fair to be charged on that matter. Also they charge for a lot if you leave something in your room, like for a box, they charge £30 to remove it. Must always make sure everything is cleaned out which I did and ALWAYS photograph/video everything in your room from day one and contact them asap to fix anything in your room.

Another problem was one time during Xmas when someone came in to turn off the boiler while we were away. I was the first one back and noticed there was no central heating or hot water and i went to check the boiler, everything was off. I called the office and they were curious as to why the boiler was off and it just would not turn on so they had to bring in a boiler expert. This problem persisted for 6 days and the boiler guy came in many times unable to fix it, and there was a leak coz the pipes froze and cracked. But i was living in the cold for days and when my housemates came back, they were freezing to death. The house keeper was in charge and he is the one to be blamed.

We pay £86 a week inclusive of bills, i dont know why ours cost so much compared to other places when its pretty much similar size (small)

Pro's - warm and cozy when the boiler works, good lighting, utility bolt on so you dont get over charged (£5 each), free fixing on things that break, safe neighbourhood, close to sainsburys, parking, offer small gifts during term, easy way to report broken things online with quick responses, dogs allowed, 5 bedroom with 2 toilets, not many spiders and flies, washing machine.

Con's - No table in dinning area (wth), far from campus ( 25-35mins walk) although they have over 100 properties, make sure they give you the one you want. Things in the house break often e.g lights, always the same lights, small rooms at high prices compared to other private accommodation, old terraced house as bathroom is pretty much inside the kitchen, poor internet speed and stability although they upgraded it for us, it was still bad on most days, tv channels cannot find signal, squeaky stairway, cheap beds that squeak and theyre springy. The beds are smaller than you think, i used a single bedsheet for their so called double beds.., stupidly designed desk as you see on their photos - those two pillars block off so much space that i couldnt spread my laptop mat flat on, their 'comfy chairs' are not comfy at all - its flimsy cheap, the blinds dont really block the sunlight because its those cheap flimsy ones, unsafe rooms which you can open with a debit card (tried and tested), paper thin walls - you can hear the room mates quite clearly and hear the neighbour shouting at his girlfriend for being crap at gaming, bin collection takes a long so trash gets piled up - bin sometimes go missing for a bit, neighbourhood always watching you and giving you the evils, too much disruptions from next doors construction work, many disturbances from Bellvue coming in, deposit disputes, contract is too long (ended 30th july), slugs love coming in.

Not had any problems in other private houses or student accommodation previously.

Hi, i lived with Bellvue last year and will be living with them again for next year as do many of my friends.They do proper inventories when you move in and then when you move out with photos, so i cant see how they could possibly charge you for damage thats not your fault! summer retainers are not refundable but damage deposits are (unless you mess up your house!).
we also have things that go wrong from time to time, but the as soon as we log it online one of the maintainance guy pops over to fix it. They are always very fast. Did you actually ever ever log any issue online?
You mention that the communal area was quiet trashed when you left. That might explain why you got charged. We never have. I do know some other people that left all there rubbish and some belongings behind that were also charged, why should Bellvue pay to get rid of our rubbish?
We lived with another company which were awful before we discovered Bellvue. Bellvue have been great. If you ever have an issue with anything, as soon as they are told its sorted.

The beds are 3/4 size doubles so how did you make a single sized sheet fit?!

FYI. The contract finished on july 13th not 30th!

So they even upgraded you wifi for you!

It would seem that you guys lived in a mess without telling anyone that you wern't happy because if you had, then maybe it would have been different...

Like I said my friend, they didnt record the damage in my room previously, i photographed the damage on the day i moved in, just never reported it assuming it was ok and was recorded. All Bellvue locations handle things a little different so it could suggest that your area was better in terms of management? Yes i said retainers arent refundable so I inform the readers to be careful as the agent said it was refundable so we were misled to believing and we couldnt prove anything. And i also touched up on deposit, of course damages are deducted from the deposit and i stressed that it was fair enough we had to pay for the communal area damage.

I have also said that logging on to inform them of the problems were free when things break but the same things break again too often. Sometimes its fast and sometimes its not due to priority and availability, so fair enough.

I know "why should bellvue pay to get rid of our rubbish" but dont you think to charge someone £30 for removing an empty box is right? If it was you, you would think wth. So it has to be a little more fair.

Thanks for pointing out on the single bed sheet, your right. The beds are actually 3/4 (small) double bed so yes the single sheet wont fit which means my sheets were 3/4 double fit. Although, the website does say double beds not small double beds so its still misleading. Some people can tell by the photos of the bed, some people cannot. Please correct me if im wrong.

Again, my mistake on contract end date.The contract actually ended on 12/7 for us not 13th. Different for some people i guess.

Yes they upgraded wifi for us that isnt stable, it disconnected often and the speeds were terrible on most days. Nothing us or bellvue can do any further unless they changed providers which they should for the next tennants.

I said it was an overall enjoyable experience, yes the place was messy at times but we did clean up everytime coz no one wants to live messy. The damages actually came from the dog we had but we did do our best to keep everything in good condition. So yes being charged for communal damage was the right thing and we were responsible.

I just stated everything i could think of about the good and bad for people to read on so they can decide. We have people who comment good things or just bad things about bellvue and we all have different views, its good to look at both sides of the experience. Im glad u had a good experience with Bellvue.

Avoid at all costs.

Houses are NOTHING like pictured, you view a good sized, well maintained show house, and then are pressured into signing before viewing the house you'll even be living in you then move into a tiny, poorly kept version of what you thought you was getting with lots of hidden 'summer retainment' fees before you have even got in the door. Landlord will do absolutely NOTHING for you. I had a problem with my neighbour, where she was purposely crashing her car into mine and received no help from Bellvue what so ever.

My housemates dropped out and Bellvue replaced them. I am a 22 year old female, they placed them with 2 male international students from Jordan who spoke very little English. Within 2 weeks of them being there they threw out all my food, from the fridge, freezer, cupboards - everything. They did this multiple times, they threw away all my bathroom stuff and all my coats and shoes that was under the stairs. It got to a point where i couldn't bring food in, couldn't cook in the house, and couldn't use the bathroom. Culture difference proved a massive issue with the lads making comments like "in my culture women don't get opinions" and "where i come from a women would never raise her a voice to a man". I felt unsafe in my own home.

Bellevue did nothing. I told them on 3 separate occasions over a 8 week period, and all i was offered was that he would "talk to the boys" and eventually for me to move out. This started in September, by Christmas I couldn't stay in a house like that with no help from Daniel the landlord and so i moved home. They are now taking me to court to say i have to pay the January and May rents.

Avoid Bellevue, the houses are expensive and of very poor quality, the company as a whole offers very little support for students and Daniel should be ashamed with the way he treats students,away from home often in a new city that he should be showing a duty of care to.

Accommodation is average but advertised as luxury! Office staff are only interested in your money not customer satisfaction. DON'T DO IT - LOOK ELSEWARE.Bad service and you are treated as if you are lucky that they rent to you!

I'm staying in Bellvue as I'm writing this from their horrendous internet.If you are here just for the opinion to rent their accommodations or not DON'T DO IT. First of all they scammed me for money. At the start of the year they said that living there will cost my 86 pound for week. That was affordable price for me because if 86 p/w that makes 344 p/m. We agreed to pay monthly on the last day of the month. After one month they took the rent one week left from the end of the month. And the sum that they took was 439. When i asked for explanation that what they sent me.

Hi we took £439.04. This is the monthly rent.
It is the weekly amount £85.90, times by the number of weeks in the contract, 46, divided by 9 monthly payments (sept, oct, nov, dec, jan, feb, march, april, may.

After finding out how much it will cost me i decided to change accommodations they didn't let me. And now in stuck here in their trap.
Also their service is horrible my apartment still didn't receive bin. For four months people were throwing trash bangs into our back yard. That is why our apartment smells horrible. If you have any suggestions please help me out. And also please help me spread the message because when I was renting the apartments there were no bad reviews. Thank you for you attention.
We are sorry to hear that you are unhappy with the payment plan and with Bellvue. You may not have noticed that we take the payments over 9 months rather than the 10.5 months that you are actually staying the the house for / the duration of the contract, so you will have no payments in June or July. The total amount payable is very clearly stated on the contract you signed and we have no intention of 'scamming you for money'.

Regarding your internet, there has been a regional problem with Virgin broadband and we have been trying our best to get this resolved. It isn't a problem relating to the service we personally provide to your house. This is beyond our control unfortunately but we understand it is frustrating for our tenants and are still dealing with virgin about this.

Regarding your bins - we ordered you new bins from the council as soon as we were aware that you didn't have any (this was perhaps due to the last tenants leaving them out and them being taken by the council) and paid for new ones for you too. Again, this is beyond our control now as it is up to the council to deliver them. Please let us know if they still have not been delivered and we shall chase them for you. Should you have problems with neighbours throwing rubbish over your wall please report it to us and we shall try to deal with this. We are disappointed that you felt the need to turn to a forum to report your complaint rather than coming to us first, we are always willing to receive feedback, good or bad, and we always try to resolve things and help our tenants (as valued customers) in any way we can. This sounds like a lie I've just made up but I can assure you it's not. I made my account just to post this story. He told us we were under surveillance because of supposed drugs we were buying and using and that our places at UCLan may be at risk. As you can imagine, me and my two friends were mortified and really confused because we didn't know any drug dealers and we had just been told that we could be kicked out of uni for something that hadn't happened. Daniel was telling us "do what I say and you'll be fine" excuse me??? He said he'd spoken to Angela from Accommodation Services so we went to her office the very next day and oh! What a surprise! This conversation never happened and Daniel had made the entire thing up. Angela had to phone him personally and give him a warning for his unprofessional behaviour.

Most of the staff at Bellvue are fine but I would seriously think hard before signing a contract where Daniel is involved because he takes 'dodgy landlord' to a whole new level.

Oh, and might I add that this all happened during exam season as well when we were already pulling our hair out with stress :smile:

I am so sorry to read this, they really don't care. My daughter became ill through issues she was having with them and Daniel really doesn't care. We had mediation and he lied practically all the way through it so we are now being taken to court too.
Just gather all your evidence and try not to worry.
We offered a reasonable solution but he refused so we have to go down the court route too :/
Hope it works out OK for you. He really is a disgrace. You should have been moved straight out of there - it is unacceptable x

It is interesting to read that Daniel lied about things with you.
I was so shocked that he has constantly lied with an issue that my daughter is going through with them!
Totally unprofessional (Daniel) she has had a positive experience with Shelly/Shelley but during mediation Daniel lied about things Shelley had said to my daughter about helping her.
We made a reasonable offer of a solution despite him blatantly lying and he refused (totally ruthless and inconstant with their policies and rules).
I can't give any details as they are now taking her to court.
Such a shame because my daughter has tried everything she can to resolve the issue and he lied saying she hadn't!
ADVICE to anyone:-
If you have an issue with them PLEASE put EVERYTHING in writing so you have proof. We made the mistake of trusting what was said in phone calls and Daniel is lying saying the calls never happened when they did.
If you are going to make calls PLEASE record them for your own protection.
I am sorry I never advised my own daughter to do this but you tend to trust the word of people in a professional position. PLEASE don't. x
