Is this ever heard of or possible to do? Will I have to pay tuition fees during my year out?

It's called deferring a year, and is perfectly possible and rather common. I know people who have deferred their years twice. You won't have to pay tuition fees and won't be able to get a loan.

Yes you can do it. You won't have to pay fees as you won't be enrolled for that period.
