    Me and 3 of my mates from uni are looking to rent a house with eachother. I don't want to be liable for them if they fail to pay me their rent money to pass on to the landlord so I basically want 4 seperate contracts.

    Does anyone have any ideas how I'd go about doing this? As far as I know the landlords will only offer single tenancy agreements or else they'd be renting all the rooms out seperately for a bigger profit :confused:

    Usually, the landlord will collect rent from each persons account, but you remain liable for the whole rent as a group.

    You could ask them, but I wouldn't hold much hope.

    You'd have to find a private landlord if you want seperate contracts. Usually they do this if they can't find a group to share it... they are quite rare to be honest. Most students sharing are all on joint contracts and you'd have to get your parents (or someone with a good income) to be your guarantors - which means they pay the rent if you can't. Although legally you're all liable, when it comes to it in reality who ever it is who can't afford the rent will get their guarantor to pay - and I've seen this happen. Hope this helps..

    Watch out for landlords who try to make guarantors jointly and separately liable for all the tenants. IE your parents liable for all the other tenants. I haven't seen a contract yet that doesn't try to slip that one in. I also haven't met a landlord yet that makes a fuss when you insist the guarantor is only willing to guarantee their own progeny!
