    It says here on the Opal website: "If you cancel within 14 days of the initial booking and before 1 August 2011, the Advance Rent Payment will be fully reimbursed. Cancellations after the 14 day period will incur a cancellation charge equivalent to the advanced rent payment. If you cancel after 1 August 2011 you will be liable for the full annual rent for the tenancy period. Your booking is also covered by the distance selling regulations."

    Does this mean that if you apply and then don't get the grades for your firm choice you still have to pay the full amount of about 4 grand even though you can't go? There must be a loophole or something: surely they'll only get unconditional students living there this way because it's too much to risk otherwise - we don't get our results til after the 1st August?!

    It does sound like it...

    Have you always applied for Opal halls? It looks like you might have to find your own replacement tenant if you don't get the grades.

    I had assumed it was because they'd be very unlikely to be able to fnd someone else to fill the spot outside of the narrow applications window. However, as an unconditional student I hadn't really thought about the conditionals. I can see how that's an impossible situation, yeah. Strange.

    I might have to ask around once I've moved in.


    Makes me wonder though - has anyone else here had trouble with Opal in more general terms? How is their level of service? (I suspect most places a pretty iffy to be fair)

    Doesn't matter, I emailed them and she replied within 5 minutes saying it was fine, if you let them know within 48 hours of receiving your grades they cancel it and you get the deposit back and don't owe them anything, which is good

    That's Opal all over tbh!
    What do you mean, is there something wrong with them? So far I've only heard good things

    If I were you I would keep that email and even go to the trouble of backing it up and printing out a hard copy....
