    I need some legal advice, 6 of us signed a joint tenancy agreement last year for the house we are currently living in. This month one of our housemates has threatened to leave because of the "mess" in the kitchen lol, and the landlord has agreed to "release" him from the contract. Is the landlord allowed to do this without the rest of the tennants consent?

    Any information anyone has will be fantastic as we can't all afford to cover this persons rent if he leaves.

    Contact citizen's advice, but I would generally expect that tennants can agree means of departing from the contract with the landlord regardless of the other tennants - certainly I've seen a few friends choose to do this. It falls to the rest of the group to replace the missing housemate or make another agreement with the landlord. Obviously, check your particular contract and have a look at the citizens advice.

    The Landlord can release someone from a joint contract, but can't make you pay the difference. They can however let out the room to anyone else.

    ^ What he said. Surely if the landlord has allowed someone to be 'let off' then he is accepting a cut in the total rent to the value of that person's contribution.

    It would have been better for the landlord to send the departing tenant back to the rest of the occupiers and tell him that he can leave if he finds someone to replace him.

    Sounds like the landlord has shot himself in the foot, but IANAL.
