Why avoid UNITE properties? spec. LEADMILL POINT!!

Halls are a really great way to spend your first year at university. It's an easier way to make friends, get to know your surroundings and settle into your course. But the social advantages of halls come at a HEFTY price.

I first moved here in September 2005, I live in Leadmill Point. I got a job with UNITE working on site at Leadmill Point, since working I have been provoked enough to warn others. I worked with 3 others up until Dec 05 when we got laid off. Unite are part owned by SHU, so I was quickly introduced into another job with the university. My role was to give tours of my flat to prospective students. I have since refused to represent Unite on these guided tours, this is why;

THE COMPANY
This has to be the most unorganised company I have ever come across. No one who works on site really gives a toss about anyone/thing. There is a severe lack of communication between the company HQ, managers, admin and other meanial workers. This affects the properties occupants more than you might think.

Why did it take 7 months to pay me when I should've been paid monthly?
Why did they send my full Internet bill when I should've been paying in installments?
How do the company allow the on-site staff to be so rude, and unhelpful?
Why on 2 occassions did they fail to carry out flat inspections on the appointed day and time?
Why do they charge a whole block for the damages to door handles when their CCTV would provide the evidence to charge the right person?
Who lets them get away with administration charges when I know full well a day in the office usually involves sitting around drinking tea and bitching?

STAFF
Without naming names, all of the staff who have or still work for Unite complain about the company. Every member of staff I spoke to alone, (exc. the managers) have in their own way complained about the company. I witnessed the previous manager and others openly discuss the performance of one staff member in an unprofessional manner. What were they saying when I wasn't in the office? This petty back stabbing between collegues results in an over all bad working atmosphere.

Lots of staff have come and go, and I know for sure 2 are quitting before the end of term. Every one who I know here has their own similar story, or complaint about this company. A petition would guage the way people feel about the company, unfortunately they choose to ignore any complaints sent to them. FACT

FIRE ALARMS
We all know they serve a really important purpose, but you start to wish they weren't there after the tenth activation. The problem lies with their sensitivity; burn even your toast and you'll have the whole block standing outside in the cold. On one occassion the fire alarm sounded for 20 minutes, it was around 3am. The fire alarm problem results in people ignoring the alarm and staying indoors until it is reset. This is tied into..

RESTRICTED WINDOWS
Because of an incident at Leadmill Point a few years back, every single window has been physically restricted, I believe this will have happened at other UNITE properties with the same windows. Windows have been fitted with safety screws, which we have removed in protest, we will replace them when we leave. It causes rooms to get very hot when cooking, or when there are more than 4 people in a room. It makes ventilation bad too, so often activates the fire alarm, which you get charged for. There are stickers on each window telling us that it is "For your own safety". Surely people of University age should have the responsible for their own lives?

"DESIGNED TO BREAK"
The building is cheaply constructed, don't be put off by its contemporary style. NOISE - rooms seperated by wood/breezeblock, and vents above doors allow sound to travel (I occupy room 4, I can hear room's 1-3).. not to mention the flat parties that go on throughout the night
BREAKAGES - everything provided WILL break, end of year inspections may result in charges being made.

Repairs to our flat so far: 1 toilet leak, 2 heater breakages, oven handle falling off, safety repairs to one bed. I got locked in the bathroom due to a collapsed lock!! Whoever broke the sofa leg last year must've paid a hefty price, to repair they taped it up with masking tape. Gloss on gloss paint jobs .. this is not including all the repairs I witnessed whilst working for the company. (i.e. the emergency plumber who couldn't fix one guys en-suite toilet leak, he was told to use his flat mates' toilet)

BROADBAND
Their Broadband connection was the main reason I applied to Leadmill Point. It's pathetic, running at the speed of modem. Inside information told me they'd been severly ripped off by the ISP because they failed to send out proper representatives. There are too many people on the servers - they continued to sign people up for broadband when the limit had been reached.

INTRUSIVENESS
The contract states that staff are not allowed into our flats without prior written warning. Do you know what constitutes written warning? - An A4 piece of paper at the bottom of the stairs in each block, with size 14 font, misadvertising the day of inspections. One morning we awoke to find an envelope outside each of our room doors. A friend had witnessed staff entering flats at 6am to put them there. We believe this was to check flats for GODKNOWSWHAT while we were sleeping so no notice would have to be given. Ever seen the post boxes at the bottom of each block, blatently not.

You know what annoys me the most?

- I hate the fact you can't walk anywhere in your flat without slippers unless you want filthy socks
- I hate the fact they disabled all of the devices which allow block doors to be opened without leaving the flat
- I hate the fact you have to get through 2 gates to meet your friends outside
- I hate the fact you can't throw a key fob out the window INSTEAD of walking to meet your friends, because you face the charge of £40 if you break it
- I hate the miles and miles of hallways, hundreds of stairs, fire-doors which slam and the noise from the Leadmill (club opposite)
- I dislike being close to so much police activity - riot vans, panda cars, police parades, and helicopters. (Due to the Leadmill club and the football stadium)
- I hate the feeling that my bank account is being raped for so much cash considering what we get
- I hate not having enough freezer-space.. (some flats have 8 people to 1 fridge-freezer, there's only 4 people in my flat)
- I hate the ultra-bright box lights
- I hate the way they bombard us with re-application information for next year.. the cheek!

Some of these problems are going to be found in most halls of residence, some are extras thrown in courtesy of Unite. My advice is to avoid Unite all together, and if you're looking for an easier life then just get a house!

I have also just started working for Unite and as you have said there have been staff coming and going, for a number of reasons, the new staff are turning things around, adding a new position so ensure that the students do come first. Everyone is entitled to their opinion of course, I just think that's a little harsh. And the quality of the rooms are bad at all, or maybe I just got lucky!

Well, as one of the people who found someone laying in the road after "falling" from his fourth floor window, I'm not surprised they've restricted all the windows.

The lucky bloke who "fell" landed feet first, and will probably never walk again. The ambulance men described it as if his ankles had been turned into powder. I will always remember when they rolled him onto the stretcher and his feet didn't follow properly.

People of university age may be responsible for their own lives, but when someone does "fall" out of a window and does that sort of damage, who gets sued?

i'm quite scared of going to sheffield hallam now.. as my insurance choice i'm gonna work doubly hard to get into my first choice. no offence to you already there but that's put the shakers up me xx
UNITE are the worst company I have ever come across for customer service in any field, ever. I lived at Leadmill Point too last year, we we're broken into by another group of lads in our block, they threatened to kill us (heard them through the door as I was in bed) because they thought we were another group of people that they'd had an argument with, they were also druggies. UNITE refused to do anything about it even though they had cctv evidence of who it was. Then there are the ridiculous charges when the end of year checks come around - price of replacing tv apparently £280 because they have it down on their list as a 28" widescreen tv even though what they actually provided was a cheap 14" one, also £40 to replace a cheap mdf bedside table(!). Then theres the news this year of the ground floor of exchange works being turned into a needle exchange. The fact is UNITE are only ever interested in you when you owe them money. I have alot of words to describe UNITE but most of them would probably get me banned.

Firstly, you said it yourself - you've only just started working for Unite. You will become wiser, just give it time.

I wasn't aware of the full details of the window incident. Even now you have informed me I still maintain my opinion on the window restrictions. The incident, as you described appears to be an accident. Accidents happen all the time. I would take responsibility if I fell out of the window, despite how much it would affect my life. I know what happened is tragic and has affected people who lived here, like yourself. However my point was about freedom of choice.

I can understand the severity of this incident, but there's no reason we should be starved of a natural commodity! I would rather deristrict my window so I can breathe. I am prepared to take that risk.
Ok fair point, but if it does get to the point where I feel this strongly about them, i wouldnt stick around to get laid off. I just think people should be able to make their own decisions, I knew nothing about leadmill when I came to live here I just looked around the once and really liked it, and I have had a really good year so I think it's what you make of it really. and even if I hadn't been put forward for the job i have now i would still have the same opinion
Unite is the worst run company I have had to deal with EVER!

I have been living in Leadmill point for nearly a year now and feel other first year students should be warned about this and all other Unite properties.

The most unbearable point about the whole accommodation is the bathrooms. The bathroom doesn't have a window and no ventilation system to speak of, as you can guess this is really unpleasant, it smells and the humid atmosphere has caused a mould outbreak around the shower area. The drain for the shower constantly blocks leaving the room smelling even worse and the shower tray ankle deep full of dirty water. The heater works intermittently generally cutting out after a 25 second blast of warmth, we reported this to unite and had it 'fixed' but it still doesn't work. One issue and possibly the most disgusting part of living here at Leadmill point is the toilet, all the toilets are plumbed in one above the other and this causes excrement to flow back down into the toilet bowl which is a really nice sight! There's a huge water mark on the ceiling due to the upstairs toilet and this is causing parts to flake off. All those I know who have a shared bathroom (none of my friends have an en-suite) have complained about these problems.

The rooms are cheep and it shows. The walls are paper thin, If you want to come to uni and get lucky don't live in a unite property. I have heard people in my flat and upstairs having sex. Nothing is left to the imagination when you can hear every aspect of your flat mates lives. I can pinpoint the time my flat mate gets up as I can hear her switch her computer on and get washed, I can even hear people in other rooms talking. DO NOT consider bad mouthing your flat mates they will hear you. There isn’t even any sanctuary from the noise outside; we’re surrounded by busy roads and the Leadmill night club which at closing time is hell. If you are planning to bring your car with you there is no SAFE parking, my boyfriend has had his windscreen wipers and his car badges stolen and a friend has lost several wing mirrors due to the drunken idiots coming down Leadmill Road.

The furniture is old and most of it is broken or badly repaired. The kitchen stools are a health hazard; they have been repaired repeatedly leaving jagged edges and dodgy welds. Our flat has already been through a full set of stools and the majority of the replacements are already starting to break. The end panel on my bed is broken, this causes the whole mattress to slide down the bed (it doesn't help that the mattresses are waterproof and slide easily). I complained about this the day I moved in only to be told it couldn't be repaired.

One of the three Unite slogans is “Friendly people on hand to help” this is a lie. Unite abuse their customers and staff alike, I have spoken to staff at Leadmill Point who have generally bad mouthed the company. The majority of staff appear to have given up; most tasks have become an effort, parcels pile up and you have to wait ages for maintenance work to be carried out. It took a week for someone to come and replace a bulb in my room.

The thing that has generally annoyed me most about Unite is that my parents have received a letter from Unite threatening them with bailiffs for me not paying the rent. This is news to me since Unite haven't even attempted to take payment from me and neglected to write to me explaining the issue and this isn't the first time, my last rent payment was taken from my account over a month late.

Unite is an experience you will never forget or be allowed to forget for that matter. Unite send out letters prompting you to rebook at least twice a month and perhaps because we’re too young to be able to make an appropriate decision ourselves they send them to our parents as well. On the whole I have heard more complaints about Unite than any other company offering student accommodation and this is from staff and students alike.

If you do get placed in a Unite property next year make sure you keep your wits about you. Unite will try and rip you off so make sure any serious issues are reported to the university.
the unite company are more interested in getting as much money from as many students as possible at any cost.

the best exampl of this is the exchange works. do they tell you in the brochure that they sold the unused gorund floor pool room as a "safe needle exchange" for drug addicts.

the only advantage of te properties is the locations, but its certainly worth an extra 5 mins walk to feel safer.

an update of events at Leadmill Point;

If you're planning on having a BBQ at Leadmill Point any time in the future then you'll need to ask permission from staff. This is new action after a supposed 'incident' the other night. Those who are still here, (which isn't many as most have moved back home for the summer) were gathered in the courtyard the other night. There was no noise, destruction or disruption yet the police were called because we disobeyed an order from a member of staff. He said that we had to go in because it was 11pm!!

The police arrived and took no interest in the gathering outside, they didn't even come over and talk to us, just had a sneeky look at the CCTV. It appeared that they were more concerned about the member of staff wasting police time. I am not exactly certain of what happened as I went inside shortly after.. but witnesses said they saw the member of staff being escorted to the police car, while giving a sarcastic wave to the students he'd just pissed off in the courtyard.

I think we had every right to be in the courtyard, and clearly the police agreed. There was no trouble, we just wanted to catch up with everyone before we all go our seperate ways. We paid £1078 (x3) for this place, which is going up this year as far as I'm aware. A few days after this 'incident' a notice was posted in each block advising that we asked permission before holding 'out-door events'. Apparently we make mess and the maintenance guys have to clear it up (there's usually a mess anyway from the sheer amounts of drunken people returning home at night). Well from experience I can say it's about all the maintenance guys do do.. (they also like to move the wheely-bins at 9am when you're trying to get your beauty sleep!!)

I'm getting thoroughly annoyed with this place, I'm glad I'll be leaving at the end of the month. I'm pretty sure everyone else feels the same, as when I was in the bank the other day - cancelling my direct debit for UNITE, there were two other students queuing for the same purpose.

I like in exchange and will do next year. Never had any problems with unite or the area.

Its not 82 a week either its alot cheaper, exchange is ok.
Leadmill however is worse a few mates had living nightmare there.

What did your friends find wrong with leadmill point was it really all that bad? I am staying there next year!!! Starting to panic now!

She had two second year guys that trashed the flat, broke most things and where really really noisy 24/7.
unite did more one of them out tho but too the floor above which didnt help as he still came to annoy them.
She got charged for damage she didnt do and could prove it.
She had loads of problems with unite the company.
My other mate got a flat which was really crap and horrible people.
Not to meantion fire alarms going off all the time.

However its not all bad alot of people had a really nice time there, dont worry tho its close to the uni and is in a good area. There is alot worse than lead mill as acomo. The rooms are ok and if you have an en suite its all good.

Oh thats good I have an en suite room, I guess it depends whp you share a flat with do you know how many people you share a flat and kitchen with and do u get a loungey area? How big are the rooms what do you get in it the contract is realy vague!! Sory for all the questions i just want to know what to expect.... Thnks :biggrin:
Leadmill isn't so bad! Its definitely what you make of it. I lived there last year and i'm working there next year and we have a class new manager. Come to Leadmill and meet me and we can all go out and get smashed :biggrin::biggrin::biggrin:

Unless you're talking about the club "leadmill" you are way off.

Leadmill and UNITE are the worst thing that ever happened to Hallam and it's students. yes it's true that it's "what you make of it" but I'd rather make something good of a place that's safe, quiet and not extortionate in price for the "services" offered.

You could live in any other house and still have just as good time getting pissed etc. But you'd not have to hand over money to a company that doesn't care about the students in the halls.

The ONLY advantage of "leadmill point" is it's location tot he uni and clubs etc. and why pay nearly £5K for that?
