    I am uni student trying to take out a studio. Unfortunately, I am dealing with the property through Martin and Co and if you've heard of them before, you'll know how absolutely TERRIBLE they are.


    They are credit checking my guarantor through Homelet, and the terms and conditions document they've given me only mentions that the guarantor have to earn 3 times the annual rent and have no bad credit. So I've sent the referencing forms off now.


    BUT...having meet those requirements, my guarantor is not a homeowner so I'm worried that the credit check will failed and I cannot take the property out. Its way too much money to pay as a upfront lump sum.


    I've looked online and some say guarantor MUST be a homeowner; some say they do not. So does anyone know on what condition does it depend on that the guarantor have to be a homeowner? Does homelet normally need a homeowner guarantor or is it totally up to the landlord or the estate agents?

    It depends on who is letting you the house. If they think your guarantor is not safe enough if s/he isn't a homeowner, s/he doesn't legally have to rent it to you
