    So apparently everyone looks for flats ridiculously early for the next university year, often at the start of the calendar year or end of previous year I hear. Meaning all the good flats are taken by this time so I've heard.

    But my question is, how do you find flats with leases which start at the start of the academic year? All the flats I've seen have leases starting in May at the earliest.

    Any ideas?

    It sounds as though you've been looking at properties to let generally, where a month in advance is about as soon as they'd ever be advertised in the normal run of things. You need to look at properties being marketed specifically to students, where it's clearer much earlier when the property will be vacated by the last tenants.

    Some unis will advertise properties or point students in the right direction; some letting agencies specialise wholly or partly in student lets (but bear in mind there will be fees involved if you rent through an agent); and word of mouth can often be a good place to start.
