In February Flash bought an old house in Northampton which he intended to
convert into four flats and rent out to students. In March Flash entered a
contract with George, a local builder, under which George would carry out the
work on the house for £100,000 and the work would be completed by 1 October.

In June George realised that he would not have the flats ready in time and that
it was going to cost more than he had originally estimated. George told Flash
that he would probably have to stop work unless he was paid more money.
Flash agreed to pay George an extra £25,000 provided the flats were ready by 1
October, when the students were due to arrive. George completed the work
    on the 30 September.

Flash refuses to pay George the extra £25,000, advise Flash in regards to this situation.

Please help, I'm not sure whether the extra 25k is a valid contract or not and which case to use to argue this. Can anyone help?

This is about whether a pre-existing duty can amount to good consideration. Have a look at Williams v Roffey.
