Problems with Student Letting Agency (Home and Student Link) and House Watch

Hello,

I am currently letting a room in Plymouth with Home and Student Link which is an agency. It is a 5 bedroom house and it is currently just me and another person living there. Whenever there is a problem, we have to create a log on the Posidacious system, which is an online self service website for tenants to use. The agency and landlord seem to take ages to do anything about any of our problems. For example, the washing machine has not been working since early March and the tumble dryer too is also not working. This has meant I've had to pay for laundrette costs. Whenever there is a problem and we report it we are always told "the landlord deals with the maintenance for your property" and they use this heavily as an excuse for repairs to take ages. There has been no hot water since Thursday which I also reported and no one has been around to even look at the problem. So we are unable to clean dishes, have showers and etc. With hardly no clean clothes and no use of the shower you could imagine how degrading this is to quality of living. Do you reckon the agency or landlord will reimburse laundry costs? Also could my university's student services help at all? Failing that what about small claims court?
Any advice would be great! Thanks

I think the first thing to do is to get in touch with your landlord directly. If you don't have their details, you can get their name and address from the Land Registry, and then use the internet (192.com, for instance) to find their phone number. They may not be aware of the shenanigans your letting agent is pulling
