Hotel or Apartment for first holiday? Really need advice! Sorry it's kinda long! Watch

I'm taking my boyfriend on a surprise holiday to Italy (shhhh, he knows nothing yet!), and I was wondering if people thought it would be better to stay in a hotel or an apartment from one of those rental places like airbnb.
If we were to stay in a hotel, it would be one of these:

However, I've also looked at some apartments in the same area and found two that I like the look of:

I like the idea of staying in an apartment as its your own space, there's a kitchen so we could cook (because eating at restaurants can get very expensive) and its just more private and feels more authentic I guess?
But on the other hand, with a hotel there are always people such as the front desk etc.

I'm stuck between which to choose :/ This is our first holiday away on our own as we've just turned 18, but we are both very seasoned travellers.
One of the apartments is directly opposite the police station so that makes it feel safe, whilst one of the hotels has a spa that is free to use. We are going for 3 nights.

If you can leave your opinion about either hotel or apartment, and then say which specific hotel/apartment, that would be wonderful!

    Thank you!

    Go for an apartment =)
You don't have set check in times, like you said you can cook your own meals and you don't have to worry about noise levels =)
