    This is my first time applying for a flat and I'm applying with good friends who've done it already. The issue of the guarantor forms has come up. Basically it looks like you need to have one completed when applying for a flat even before they let you know if they've accepted you. My Dad has said he won't sign one until he gets a copy everyone else', written confirmation that he is only liable for me and a look at the tenancy agreement, which is fair. It's just that the way it looks is that they want one filled out when applying for the flat, before you can get all this documentation. Basically when first applying for a flat do you need to fill out a guarantor form before they accept you and give you the tenancy agreement.?

    Your dad is very sensible. Never be a guarantor, they always leave you in the lurch.

    A guarantor form is completely unenforceable unless the guarantor has received a copy of the tenancy agreement. I cannot believe anywhere would ask for a guarantor form to be completed before a tenancy agreement is even drawn up. Are you sure you haven't misunderstood the process?
