Oak House vs. Richmond Park?

I'm going back into halls next year (currently at Whitworth Park) but trying to decide which order I'm putting my options.

What I'm looking for:
-Self catered
-Close to the big bus station
-Not too crazy but still sociable (I know it depends a lot on the flatmates) I don't drink alcohol but I do go out, just not very often (maybe two or three times a month?) then the rest of the time I still like going to pubs/bars
-Decent room size

Sheavyn House sounds like my best choice but I know it's high demand so I'm putting it as my first choice just I'm not counting on it.

Oak House and Richmond Park are my other two options but I'm not sure about the order. I know Oak House is supposed to be pretty ****ty aesthetically and I've been told it's not as 'nice' as Whitworth Park? It's also supposed to be really crazy from what I've heard. Richmond is a bit out of the way, I had some a couple exams at Armitage so I know it's not toooo far but I know how lazy I am in the mornings. Apparently there's no common room either which I don't like, especially for the price.

Thoughts?
