Whether your roof is 20 years old or was just installed yesterday, it’s crucial that you stay on top of roof maintenance. Because your roof is up out of sight, there’s a tendency to forget about it, especially if your roof is newer and has never had any problems before. It’s best to be proactive about roof maintenance and to discover and fix any issues early on rather than having to spend a lot more to make repairs after extensive damage. Here are some tips for maintaining your roof.

Inspect it regularly

One of the most important things you can do as a homeowner to prolong the life of your roof is regularly inspect it. You can do this periodically with a pair of binoculars from the ground scanning your roof for any signs of damage. Twice a year, just before winter and again right after winter, you should perform a more thorough inspection or have a roofer perform an inspection. This will involve actually getting on the roof to take a closer look at the shingles and flashing to make sure everything is in good shape.

Keep it clear of debris

One of the biggest reasons roofs fail prematurely is because, leaves, branches, and other debris is allowed to accumulate on the roof and in the rain gutters. When debris accumulates, rain water can get trapped on your roof and pool up. Pooling water will eventually seep beneath the shingles and will drastically shorten the life of your roof. Depending on how many trees are in and around your property, you may need to clean your roof and rain gutters anywhere from once to several times each year.

Hire a professional to fix damaged or missing shingles

If a roofing inspection does uncover any damage such as cracked, curling, warped, or missing shingles, don’t try to fix it yourself. You can void the manufacturer’s warranty on the shingles or the roofing contractor’s warranty on the installation by attempting to fix problems yourself. Have a professional roofer fix any damage promptly and you’ll spend a lot less in the long run by maximizing the lifespan of your roof and limiting costly repairs down the road.
