Just trying to do a land law problem question. If someone correctly makes a deed and has it witnessed to give their property to someone else, but dies suddenly before the transfer of property was registered as the new owners', does the new owner still have a right to the property? Or is the transfer void?

If missives were concluded, and the only thing left to be done is to register the property then the transfer would not be considered void.
