Current Students: Any advice regarding non-Uni Accomodation?

I'm a student who is 80% likely to be going to Kent, Canterbury this September.

I've been an undergraduate elsewhere, so I've opted out of halls in favour of finding my own place to share a rent.

Do any current students have any advice or tips about good areas to live etc?

Anything really. Food for thought whilst I'm scrolling through a million otherwise indistinguishable rent listings.

Albeit I studied my undergraduate degree at CCCU the other major Canterbury University, and have quite a good feel of the student house market in Kent, I still opted into halls. I think a social support network for this level of study is perhaps more important now than it was for undergrad, it'd be all too easy for me to become a hermit. Plus, a proximity to the library, the gym and lectures is never a bad thing.

But anyway, in terms of non student housing. I found that (as of 2014/2015) Prices in the region of 350 a month to 450 a month seemed to be the norm. With the room quality obviously varying between the two, as well as the lower generally being less inclusive of bills, with the upper normally including them. I stayed in a house for my final two years that cost me 419 a month for a large double room with bills included. I'd expect a bit of inflation.

The thing to look out for in my opinion is that a lot of the Canterbury landlords tend to favour a joint tenancy agreement, which can potentially leave you liable in the case of housemates skipping out on their rent. For many people this is never a problem, but always made me a little uncomfortable in terms of flaky undergrads. So I shopped around a fair bit to find a landlord that did single tenancy agreements on a room by room basis.

On the whole, Canterbury is a pretty big student city with two larger universities and a number of smaller institutions in the city. So there are plenty of landlords whose specialism is renting to students, and will be quite supportive of some of the weird quirks of rent paying students have (for instance, termly payments). Shop around and apply common sense.

Worth mentioning, the University of Kent is a little bit out of the city and up a not insignificant hill. Just bare this in mind if you're thinking of living over the end of the city (which whilst not a large city at all, could still be a pain). After all, will a 50 minute walk in the pouring rain, with a huge hill at the end be an appealing prospect.

I understand bus routes to the university are pretty well run, and there are yearly passes available at reduced rates for students. Though as I previously lived very close to my previous Uni, I can't comment on this personally.

It's funny, some of the things you've mentioned I've come to the opposite conclusion after my first stint at Uni

I'm not fond of Uni accomodation, partially because it's just that bit less private, partially because it doesn't feel far enough removed from university itself to truly relax during downtime, and partially because I just prefer residential houses to apartments.

As far as walking up a hill goes, I do lots of walking up down and everywhere anyway (I don't drive), so for me it doesn't sound like too much of a downside.

The Single Tenenacy Agreement advice is a great mention and I will definitely keep an eye out for that particular quirk.

Not a problem! Obviously you're fine with a bit more effort, and that's great. Just thought I'd mention a bit of everything for the sake of completeness. Canterbury really is an enchanting city, and I'm sure you'll love it. It's a beautiful backdrop to study in.
