All the time I see people at work and can only think of the standard 'hello, how are you' 'good morning' etc.

What else can I say to develop the conversation?

You could say "the weather is nice" or recently "the weather has been terrible".

You could also compliment them on their dress "nice jacket, where did you get that from, that compliments you very well".

You can also take about the sports match, current affairs etc.
