    hello everyone. i need some help. I wonder how to attempt for problem question. Can someone help me? Thanks.

    3) X made on offer to sell his house to Y on Wednesday. Y wanted to think about it and asked X for 3 days to do so. X agreed to this. On Friday, X was approached by Z who was also interested to buy the house. X then sold the house to G on Saturday morning. On Saturday afternoon, Y’s neighbour told Y that the house had already been sold to Z. Y immediately contacted X to inform him that he wanted to buy the house. Advise the parties.

    The case you are looking for is Dickinson v Dodds (1876) 2 Ch D 463. There was an offer to sell property which was "to be left over to 12 June 9am", or Friday. Before he accepted the offer, the offeree was told by a reliable third party that the offeror had sold the property to someone else on Thursday. The plaintiff tried to accept the offer, but the offeror then told him that it was too late, and the property had already been sold.

    The promise to keep the offer open was invalid because no consideration was given for it. The offer was effectively revoked and the revocation was effective because it was through a reliable third party.
