looking to buy a house then lease it out via the uni OR to just rent one but ive personally only been to leamington once and that was late night for smack. are there any good areas which i should push to live in and any bad areas i should try and avoid? thanks!

Anyway, the northern part of town is posher/more expensive/nicer, whereas the southern part is generally cheaper/not as nice. However, there are several bits of south town that are quite nice/up and coming, but still not prohibitively expensive. Try looking North of the Canal, but south of the River...

North of canal but south of river is good advice. I live south of the canal and it is rather lovely. People seem to want north leam but if you are relying on buses its not such a great idea as they fill up rather quickly around the station.
I'd go for south leam rather than north as that's the most sociable area. If you're going North, stick to the vicinity of the Parish Church - lots of student housing behind there and it's good for buses.

North Leam is basically anything north of about Regent Street, South Leam anything south of the riverish...
South of the canal around the roads Aylesford Street/Tachbrook Street/Eagle Street etc is a popular student area and despite South Leamington's reputation quite nice. Close to central Leamington, the station and Asda which is an advantage. Houses in the area behind the church and off Radford Road are popular and close to all Leam has to offer.

South Leam gets more bad press than is deserved tbh.
Yeah I know the Paris Church isn't really North, but as far as popular student areas go it's about as North as it gets - from my experience of living here for 2 years anyway! I think South Leam is nice, there seems to be a lot less trouble (and a greater police presence!) this year...

Bah humbug! North of regent street isn't even counted as Leamington any more, you're in the tesco ghetto then! And if you're past the park then you're in Australia. North leam is basically anywhere that South Leam isn't. Sounds silly, but is basically how its looked at by students (south leam being from Kelsey's to Sainsburies in one direction, and anywhere past the railway bridge in t'other, ie. Brunswick/Tachbrook.
I live just past Evolve, and we all count it as North, just because it is in relation to most other people we know. Oh, and we have 4 walls and a roof.
