Since you can't move out yet i would look to ETF's and corporate bonds. I would avoid letting a house purely because for yourself it sounds like you don't have experience or time.

If you can also find saving accounts or bonds with 3%+ i would also consider filling those.

Also fill the LISA, the government will give you another 25%.
