    Currently applying for placement years, but obviously may not get accepted onto any programs. In my university city (Sheffield), you sign for a tenancy for the following academic year before christmas, ie before i'll know if i'm successful.

    Should I get a house now and get a replacement tenant if i do get a placement? Or, do I hedge my bets and try and get a house after i find out i don't have one?

    Don't sign for a tenancy agreement in Sheffield unless you know you will definitley be there next year. It would be v risky relying on finding a replacement tenant and if you don't thats two lots of rent you have to pay.

    I'd say get a room in some private halls which are in high demand e.g. for Sheffield this would be Fresh Student Living, Omnia, I think there are a couple more that I've forgotten. That way it will be quite easy to find a replacement tenant and get your deposit refunded.
