    Pretty much what I said in the question, I need a guarantor for a house but no one close to me owns their own home and/or is employed so I'm unsure of what to do.

    Some universities are willing to act as guarantors for their students up to a certain amount. Have you spoken to your Student's Union about this?

    When I was in this situation last year I heard about Housing Hand. They are company that acts as a guarantor for you (for a small fee, it was equivalent to 1 moths rent when I done it). Check with the letting agent if they can work with them.
