Studentification A level Geography NEA - please help!

I’m starting my NEA over summer on the topic of economic and social impacts of studentification in an area - but I’m really stuck on what data collection methods/ sources to use !
Any suggestions or even links to sources would be really appreciated !
If anyone has a suggestion on what impacts of studentification I could focus on/ research that would also be helpful,

im using a survey with a likert scale of how good the certain thing is, for example looking around the area and judging the amount of litter or the quality of buildings after the studentification had taken its effect compared to the previous state of the area
