If the uni student is above 18, not related to me and is not going to be on the tenancy agreement (they won't be living with me), can they sign as a witness?
Edit: I forgot to clarify, but the uni student won't be the guarantor themself, they would be a "witness" agreeing that they were present at the time the guarantor signed the deed of guarantee.

Yes they can....but must be made fully aware of the consequences of you defaulting on the rent, it is not something you should ask anyone to do without thinking about what if the worse came to happen, you would be fine and they would become responsible for the debt
