Geographical theories NEA?

Hi, I'm doing NEA for geography A-level. My topic is regeneration and I am assessing the extent to which the regeneration has been successful in a place that I have chosen.
I am just asking for advice about what theories that I would include in my coursework. For example, should I define what a place is? I really don't know what to include in this section and how to use this throughout my coursework.
Any help would be appreciated so so so much. Thank you.

I've done a quick search for some academic articles about successful urban regeneration projects, spend some time reading through these (even just the abstract, introduction, literature review and conclusion parts of the articles) and there should be some good geographical literature about what features and factors constitute successful urban regeneration projects. Also have a look at the academic journal Environment and Planning B: Urban Analytics and City Science. Hope this gives you a few directions  For example, the "social identity approach" etc
