University of Manchester accomodation

I was recently looking into the UoM as a possible uni choice for 2025 entry. I got curious and searched on tiktok what people thought of the accommodation and found it quite appalling: rats everywhere, cramped rooms, floods in the corridors, mold, etc. Apparently there was also a rent strike recently as despite these unsanitary conditions the students had to pay quite a bit of money...
I was wondering if this was true, as well as getting more reviews from current students.

Although it's not great, you tend to see the rare instances more than the everyday ones. Ive lived in Oak House (arguably the worst halls in the UK) for the past year and ive seen no rats, and probably about 10 silverfish. The rooms aren't great and they can be a bit mouldy but the facilities staff are generally good at sorting this out. Its not the best accommodation don't get me wrong and is expensive compared to the quality and other places, but its not god awful.

hey, I'm a current student at Manchester living in Oak House.
It's true that there are rats, and as I'm writing our boilers have broken, so no hot water. I would say that as the cheapest accom, it hasn't been horrific and we get sofas, which more expensive accoms such as Richmond Park do not. They're knocking it down anyway so it's pretty cool to say you were in one of the last years to ever stay there.

If you want a nice accom, I would say Unsworth Park. It's super modern, spacious and sociable, the only downside being its price.

My boyfriend goes to Richmond Park at UoM, the accom is pretty clean, not the homeliest but it's okay as far as student accom goes. The kitchens have little sofas and are decently sized. Haven't seen any mold or rats as of late, there were some silverfish though and I think his fuses have blown a few times and the electrics have been a nightmare. It's overall quite nice though I like staying there.

honestly even the worse accom, oak house really isn't that bad and i wish someone had told me that before i declined my offer. i do know a few people with rats but honestly you can get that at any accom here. The accoms are pretty decent for their price

Hi I'm currently at Oak House, the accom that you've heard the horror stories about. It actually got renovated a couple of years ago (just after the rent strikes) so from what I've heard, it's nowhere near as bad as it used to be! I haven't seen a single rat and I don't know anyone who has, and I've only seen two silverfish in the two months that I've been here. I personally love Oak House and most people I talk to here love it too. It's got a great feel to it, it's sociable and friendly and honestly the facilities are fine. Bedrooms have a desk, wardrobe, mirror, hooks, shelves, and a single bed. The kitchens are pretty big, each with two ovens & hobs, a fridge, a freezer, cupboards, lots of counter space, a double sink, a table that fits 8 people and two sofas (big bonus as not all accoms have this). As long as you're calm with sharing a bathroom then you'll probably be good here. Also, the campus bar is in Oak House.
Don't believe everything you see on TikTok, people love to dramatise on there. I'd say it's great here, and it's very cheap compared to the other accoms.
The only other accom I've visited is Unsworth Park which is the new one, it feels a bit like a hotel and their kitchens come with three fridge-freezers and a TV if you're interested in that. Richmond Park seems pretty friendly too, as does Sheavyn but I think it might be a bit quieter. Woolton Hall and Ashburne are both catered and I don't know too much about them, sorry!
However we've been told that we're the last cohort in Oak but I'm not entirely sure how true this information is - you might not be able to pick it as an option, I'm not sure. If you do get to though, I'd honestly highly recommend Oak, however if you're looking for more space and a more modern vibe I'd go for Unsworth or Richmond.

Hi! The accommodation with the rent strikes, rats, mould etc is being demolished in summer 2024 I believe and it isn't available as an accommodation option anymore so this shouldn't be any issue.

Hi guys, I put down a deposit on a silver large non-en-suite room at Dwell Manchester Student Village which I no longer require, £183 per week, for the 2025/2026 academic year. It’s a legally binding contract that I can no longer get out of unless I find another tennant to take over. If I can’t I’m liable to pay the whole years rent even if I’m not there. I would be so so so grateful if someone could get in touch with me and take the room.

Hi, I'm looking for a tenancy replacement and I have a Deluxe Ensuite room for £195/ week which features a ¾ bed with overhead and under-bed storage, a desk and chair, a double wardrobe, and a private en-suite bathroom. This room is in a 5 bedroom flat on the 3rd floor in Allen Court (located right next to the University of Manchester's Fallowfield campus) with Homes for Students. There is a shared kitchen and living room with TV and sofas, 2 fridges, plenty of cupboard space.

Perfect for both University of Manchester, Manchester Metropolitan and Royal Northern College of Music students!

3-4 minute walk to nearest bus stop

Busses run very frequently

20 minute bus journey to the University of Manchester and Manchester Metropolitan

Gym group right across the street

10-15 minute walk to Sainsbury's - 10-15 minute walk to the Armitage Sports Centre, Fallowfield Campus, University of Manchester
