Who should get the bigger room?

Me and 6 other mates are moving into a house next year
To decide on rooms we have all put down a 1st choice and 2nd choice
If no 1st choices overlapped that person got there room and if they did overlap they had to put down and 2nd choice
All the rooms are decent sizes and practically the same however room 6 is significantly bigger but we all pay the same bills. Rooms 6 & 7 have en-suites where as none of the other rooms do.

Room 1 = KT 1st choice - D 2nd choice
Room 2 = F 1st choice - KA 2nd choice
Room 3 = D 1st choice - KT 2nd choice
Room 4 = L 1st choice
Room 5 = KA 1st choice - A & L 2nd choice
Room 6 = I & A 1st choice
Room 7 = A 3rd choice

the only first choices that overlap are A & I on room 6 meaning one of them is gonna have to go on room 7

I says .. she wants the room as before we put a deposit down she thought her boyfriend would be living with us so we all agreed at the time she should have the biggest room
Since then, it turns out he won’t be staying after all. But since it was “promised” to her then she doesn’t understand why she can’t have it now. And has requested a toilet.

A is unhappy as there’s no reason she should have it more and if she can’t have her 1st or 2nd choice she feels this is unfair.

Everyone else feels room 7 is as decent as the rest and we can’t understand why this is such a big problem between them

Is there a better way to decide on who has what room?
Who should get the room?
Are we being fair?

I feel as that A won’t get her 1st or 2nd choice she should get room 6 but I doesn’t want anything other than room 6

Sounds like she will be annoying to live with and you're going to be in an arguing household for a year

The way I see it, she shouldn't get first dibs on room 6 as her boyfriend's circumstances have changed now. But since everyone has to put down a second choice, it wouldn't be 'fair' to say that you only want room 6 and nothing else.

If there are 2 people and 2 rooms are being fought over, why don't you just flip a coin? If neither of you is willing to budge and both rooms are similarly sized, just leave it to chance and the winner can pick the room of their choice. Alternatively, if room 6 is much bigger than the others, the person living there can pay a bit more rent than the rest of you so it's more proportionate.

I'd personally suggest:

Room 6 = I
Room 7 = A

They both have an ensuite, so might as well give A the third choice over their second if having their own bathroom is something they care about? I imagine I's boyfriend will still be visiting and they might still decide later that they want to move in.

If those bills also include the rent, it's absurd that you all agreed to pay the same despite having access to different facilities. There is no friendship in financial transactions. You're cheating yourselves. If someone is getting their own toilet, they should be paying more than someone who isn't because that would be a fair market split. That'll also eliminate most of the arguments and feelings of unfairness. The ensuite rooms should cost more than non-ensuite rooms. The bigger ensuite room should also cost a little more than the smaller ensuite room. That is how pricing is done in student halls. Whoever is willing to pay can take them, or settle for the rooms with shared toilets.

If the rent isn't included, write down the rooms on different pieces of paper, ball them up, toss them in a bag and have everyone pick. Whoever desires someone else's room can then discuss with that person and settle it between themselves.

You needed an agreed dispute resolution procedure in the event of not everyone getting their first choice. Hopefully A and I can agree between them or in negotiation with someone else, but if not the only equal way is to go back to the start and draw lots for every room
