How much should a 2nd year house be costing in Guildford?

Me and my friends have found one we really like but it’s £160ish a week. Is that around average for 2nd year housing? All bills are included also. Many thanks for any help :smile:

I can't comment on the price for Guilford however I thought I could offer you some advice and considerations.

If you look at the following links they should give you a better idea as to the average cost for students

If you scroll to the bottom of this page you will be met with this:
"The average cost of living in Guildford is 3% higher than the national average, and the average cost of accommodation is 36% higher than the national average (we've tracked costs for private and uni halls over the last 12 months)."
So, by comparing your rent of £160, to the averages mentioned above I would say that it probably is around the average for Guilford.

There are some reasons your rent may seem higher than other properties. For example, if it is closer to the university / campus, whether it has recently been renovated can all mean a higher rate, whether a TV license is included or contents insurance etc.. Having all bills included is also reflected in the price - you may find a cheaper rate for a similar property but with say a £15 energy allowance a week and any more you would have to pay which, especially in the winter months, could come to a total higher than the £160 you would be paying.

As you and all your friends really like it and by looking at it, it must be affordable or within your price range and given it is around the national average, I would say it sounds perfect for you!
