Guide to Student Accommodation for new Queen’s & Ulster University (2025/2026)

Hi everyone,
I’ve put together a list of student accommodation options for incoming students at Queen’s University or Ulster University for 2025/2026! I know these can be pricey, but having lived in a student house before, I can tell you it was a nightmare: damp, dirty, and freezing cold! One of the perks of student accommodation is that all bills are included in the rent, and they offer a much safer living environment. Here's a helpful list of options:1. Student RoostThere are several locations in Belfast managed by Student Roost. From my experience, they’re all quite similar and come with great amenities like gyms and game rooms featuring pool tables, foosball, and gaming consoles. They’re also well located near shops. If you decide to book, I’d really appreciate it if you used my referral code: RAF447232

2. LIV StudentThis place is massive and located on the same street as Ulster University. It offers a gym, a movie and video game room, and overall has a great vibe. It’s especially convenient for Ulster University students.

3. 123 York Street (Ulster University Students Only)Located next to LIV, this option seems reserved mainly for first-year and international students (though I’m not 100% certain). Friends have spoken highly of it, and they have a gaming room but no gym.

4. Elms BT1, BT2 & BT9 (Queen’s University Students Only)BT1 and BT2 are in the city centre, while BT9 is about a 30-minute walk from there. I’ve visited all three and personally prefer BT1 or BT2 for their modern facilities and better gym amenities.

5. Botanic StudiosAlthough I haven’t stayed here, a friend who did spoke highly of it. It’s definitely the priciest option but looks incredible from the photos I’ve seen.

6. Other Options to Explore:

Hopefully, this helps make your decision a bit easier. Best of luck settling into your studies and new home in Belfast!

hiya !! thank-you so much for this , this is super helpful! I’m sorry if this is a a random question that you can’t answer, but with accom BT9 is it true that that’s better for first years than BT1 and BT2 as they’re more post grad driven?
