Can't comment on the course, as a city it's ok. It's a port city so it has a permanent rat/seagull population, but because it also serves a lot of cruise ships there's a bit more in terms of eateries and similar in town to service those day visitors, relative to other cities of a similar size in my opinion.
The high street struggles on, if you go much beyond Above Bar Street/the Bargate you'll see more and more shuttered stores/restaurants. There's two main shopping centres, Westquay (which seems to do reasonably well, albeit with a rotating set of new food places doomed to failure) and the Marlands (which is a bit more run down feeling although it also houses CEX and some other stuff of note).
Housing stock is a bit crap. Rents are getting more expensive year on year particularly in the city centre. Possibly cheaper up near the uni campus, or if you live over Shirley way (which I hear is a bit more...well maybe not gentrified but palatable anyway, these days).
The studenty area is Portswood though (or at least was when I was there), I've not been up that way for near on a decade though so no idea what it's like these days. I suspect still continuing as usual serving the needs of the student population.
