What subquestions do I pick for my geography NEA

I am doing my NEA on: To what extent is the regeneration at East Village, Stratford sustainable?

I need 3 questions. So far I have:
1. In what ways is the public transport around East Village well connected?
2. How has East Village redevelopment addressed environmental sustainability through the integration of green space and the promotion of biodiversity?

How can I improve the last question that I am thinking of doing: In what ways are services in East Village sustainable in that they meet the needs of local people (housing/ amenities)
But my teacher said doing it on housing is risky because it would be heavily reliant on secondary data

Can anyone help me on rephrasing the 2nd (if needed) and 3rd question!
