Replacement tenant

Hi, I was wondering how long it usually takes to find a replacement tenant? My contract starts on the 1st of July but for personal reasons, I don’t want to be in the house anymore. Im aware that is he paying rent until a replacement is found, but does anybody have a time estimate or any advice?

It can sometimes be quite tricky - it somewhat depends on the area. Some areas have much more competitive student housing than others, so there might be more people looking - others have much less of a shortage and you might be waiting a lot longer. Advertise everywhere you can, on Spareroom, Facebook, TSR etc. and try and stay on top of your messages. That's all I can advise really.

I took a very late place in a house that was missing a person (around late July time) because I had secured a placement year in the city but didn't decide until quite late about whether I was going to try and commute there or not. I lived with three students who went to a different university to me while I worked my placement year! Those sort of situations are probably going to be the people who are looking for house places late.

Just to add on, I also had a housemate who decided to leave midway(dec) in our contract and it took about 2-3 month to find a suitable tenant to replace them. However this really depends on the time of year and area you are living in, if its before the start of the academic year it will be much easier to find a replacement housemate as many are still looking for accommodation during that time. I would recommend asking friend of friends, uni facebook groups, or make a flyer if anyone is still looking for a room 🤗
