Booking Unite Students Accom For MMU, Price Differences, And Who To Book Through

Hi! I've been working on my application, and thinking about everything to do with uni starting sep 2026, hopefully at mmu, and have been researching about accommodation.
I'm hoping to stay at one of the Unite places, but have been noticing the price differences between what it costs on the mmu website, and the unite website directly. I understand this is obviously still for the 2025 entry, so maybe it's last minute prices making it higher on unite's website? but for parkway gate for example, it's 275pw on unite, and 215-230 on mmu.
I attended the mmu open day in June 2025, and toured parkway gate, and the tour guide there suggested booking directly through unite students, but that they would be able do it for the same price as is on the mmu website for first years.
I was wondering if anyone had any info/experience on this? I know it's quite a niche ask, but would appreciate any help! I'm planning to go to the November open day at mmu again, so will make sure to ask around more at unite and on the tours to follow this up.
I also remember them saying the process for booking opened around March time, but have since seen on unite's website that they release rooms around November? So was wondering if anyone knew when this actually normally is.
