Ending Tennacy

Hi,

I need advice about how to leave my second year house that I share with girls I made friends with first year. Unfortunately my friendship with them has broken down as I have heard them talk about me behind my back and have found out they’ve said nasty things about me. They have been very unsupportive and blamed my bad mental health on me.

The only problem is I’m unable to get out of the 12 month tenancy agreement I signed as there is no break clause. The only way I could get out is if I find a replacement tenant but this is proving very difficult. I can’t stay there any longer, I’m having panic attacks every day, I don’t want to leave my room as unwelcome in the house and my depression is only getting worse.

Are there any way I can get out under extenuating circumstances? I’ve talked to the estate agent and told them all this, however, they have told me I need to speak to the landlord. I have told him I’m facing these problems with my flatmates but he’s told me I can only get out with a replacement as he will face financial problems otherwise . I don’t know what to do. I feel so trapped and isolated.

I am so sorry you're experiencing this in your own place of living, it must feel so isolating and uncomfortable coming home everyday😢. If your landlord is not accepting your reasoning, then write a formal email to the landlord mentioning that it is becoming impossible for you to live there healthily which could be fit for an “extenuating circumstances” leave. If the landlord is still not being flexible, you can speak to Citizen's Advice and explain your situation and they will give you free advice on what you can do. You should also speak to your personal tutor at your university if it's affecting your mental health, they may also redirect you to helpful services.
In the meantime, you can look for a replacement tenant by posting here on the student room details of your room and the price, post on your university's group chat, fresher's group chat and contact student union with details about your room, they might have a list of students on the lookout for rooms to rent.
