Housemate trying to find a new tenant without asking?

I'm living in a private house-share this year with two other people - two of us had a massive fall out with the other girl due to her becoming incredibly controlling of me and the fact I have other friends. The situation got serious very quickly and she moved out at the beginning of November. Not sure where she's staying now or what the situation is. I have found an advert on my university's student union website for a tenancy takeover that fits the exact description of our house, location, rent and bills price, alongside a first name of the current tenant which matches that of my ex-housemate. She has completely blocked all contact from my other housemate and I, and our landlord has not informed us of the fact she is looking for someone else. He is a brilliant landlord and don't think he'd neglect to tell us if this were the case, so I think that chances are, she's not told him either. Her mother who is very well off paid all of her rent upfront but she is still liable for monthly bills at the moment. Our landlord informed us at some point in November that she intended to try to remove herself from our UniHomes bills package. Since she is still liable for rent this was not successful.

We don't have a break clause in our contract and it is a joint tenancy. From the information I've found I'm not sure if what she has done/intends to do is allowed? Please may I have some advice, TIA :smile:
Is she not just trying to get a replacement tenant to pick up the remainder of her tenancy agreement?

I would advise reading up on your own agreement to see what the process is supposed to be.

Hi,

That sounds very stressful, and I can relate to living drama with my accommodation with one of our flatmates moving out because of it. She can't just replace herself without the landlord's approval; you and your housemate are still responsible for bills and rent. It's a good idea to show the advert to your landlord so they can clarify what's allowed. Make sure to keep screenshots of everything, just in case. We did the same with the girl in our flat going to the university, saying that we were the problem; one of the other girls in our flat had screen-recorded and screenshotted all of the conversations on the group chat. It was a lifesaver and helped us remove her.
