    No you wouldn't - basically you get sent an email with your offer details on it, and then you've got X amount of days in which to act and pay your deposit to accept. If you don't pay your deposit then you lose your room.... so you'd just have to let them know that you were declining the offer then they could give it to another unfortuate soul/make someones first year much better as they'd get the room to themselves!
    Ah right, thats ok then.

    I'l just accept it and hope to find somewhere better/ decide to deal with sharing the room!
