I have tried various times to boil an egg but it is either too running or too hard. How can I make the perfect boiled egg?

Get yourself one of these
put egg in pan
put water in pan
when water starts bubbling, time either 3 minutes for a soft boiled egg, or 5 minutes for a hard boiled egg
remove shell and eat
