plz help asap!

if a client (B) purchases a house and finds someone living there after viewing it(C) (it was completely empty when viewed) whom has a signed document stating that it is a deed and is signed by the previous owner (A) and its been witnessed and refers to a period of four years with a commencement date - what are C's rights? can he still live there even though there is a new owner?

Registered or unregistered title? Is the signed document you refer to a lease? (You haven't made this clear) More info needed (and perhaps some ideas of your own).
